Sale and Marketing of Property

  • The timing varies depending on the demand of the property. From the issuance of the Option to Purchase (OTP) it takes roughly 14 weeks to complete the sale

  • Yes, if you are confident of managing the many aspects of the sale and able to have the reach for suitable buyers.

    However, as selling a property can be both a timing consuming and involved process, we recommend to engage a competent agent to assist with the sale.

    Your agent will be able to act in your interest, ensure a smooth process and avoid costly mistakes.

  • Yes, commission amounts are not fixed and negotiable.

  • The commission forms the salary to your representative agent, the co-broking agent and costs involved in the sale of the property.

    Some of the major cost items includes, time spent on engaging prospective buyers, conducting viewings, marketing costs (Portal subscription and Ads) etc.

    The commission is also negotiable. Hence, you can discuss with your agent on how you can manage this cost to your property sale.

New Launch Property Purchase

  • Estate agencies are typically the developers’ appointed sales agents to project launches. Hence, the sales are mostly conducted through estate agents.

    While some developers allow direct purchase there is typically no difference in the purchase price to the purchaser.

  • No commission is payable by buyers. Instead, the agents are paid commission by the developer for conducting the sale.

    Buyers are also required by banks declare any discount, rebate or any other benefits when securing a mortgage. This may indirectly affect the approval of the mortgage loan.

Resale Property Purchase

  • Yes, you can make a purchase on your own. However, it is advised that you get a real estate professional to represent your interest.

    The information you receive from the Seller’s Agent will be positioned in the interests of the Seller and the Seller Agent will not be able to assist you with price negotiation and other important paperwork.

    By appointing a competent agent, he/she will help to identify any potential pitfalls, match you with the right property based on your needs and desires and represent your interest in price negotiation and other paperwork.

  • Usually no commission is payable in a co-broking scenario as the industry practice is for the Buyer’s Agent to receive commission from the Seller’s Agent as part of a commission sharing agreement.
